Spain Unveils NEW Rental Registration Number (NRA)

Spain’s New Short‑Term Rental Rule

From 1 July 2025, every licensed short‑term rental must be registered with the Land Registry (Registro de la Propiedad). This becomes a mandatory legal obligation.

Renting on platforms such as Airbnb, Booking.com, or Rentalia without registration by the deadline could lead to fines, advertising restrictions, or problems when selling or transferring the property.

What Is the NRA?

The Número de Registro de Alquiler (NRA) is a unique national rental registration number issued by the Land Registry. It is separate from any regional tourist licence and serves as additional proof that the property is a legally authorized short‑term rental.

Without this registration, you may not be allowed to list or rent your property from July 2025 onwards.

Does It Apply to All Rentals?

  • Short‑term or tourist rentals are the main focus, but definitions can differ by region.
  • Long‑term residential lets (12 months or more) are not affected.
  • If you already hold a tourist licence, this is an extra step to register that licence with the Land Registry.
What’s Involved?

The process typically takes up to 2 weeks, although in some areas you may receive a Provisional NRA within 24–48 hours. This allows you to begin or continue renting while your full registration is processed.

To register, you’ll need:

  • Property details
  • Your NIE
  • Existing tourist licence (if applicable)

You don’t need to be in Spain to complete the process—it can be done via Power of Attorney or a digital certificate.
